In the northwestern part of the Principality, the Jardin Exotique (Exotic Garden) district of Monaco, bordering Cap d'Ail, owes its name to the famous plant garden overlooking the Mediterranean. Regrouping the former districts of Révoires, La Colle and part of Les Moneghetti following the 2013 ordinance of the Principality, the Jardin Exotique district is the highest of the 7 Monegasque districts and adjoins the districts of La Condamine, Fontvieille and Les Moneghetti.
Its view of the sea and the Rock, its accessibility and its proximity to the French towns of La Turbie and Cap d'Ail make it a privileged district to live in Monaco.
Jardin Exotique: a residential and quiet district of Monaco
With its exceptional geographical location on a hill, the Jardin Exotique district is a rare gem for those who wish to settle in Monaco and enjoy a panoramic view of the Rock and the sea. Its real estate is made up of recent buildings that contribute to the development of the district and Belle Epoque villas that give it the particularity of combining the charm of the past with contemporary architecture.

The district's must-sees
The botanical garden
More than a thousand cacti and other succulent plants are grouped together in the heart of the Jardin Exotique de Monaco ("Exotic Garden of Monaco"), which offers an exceptional panorama of the Principality and the transalpine coast. Over 15,000 hectares, the exotic and Mediterranean species bear witness to the age of the collections in this garden created at the end of the 19th century. In addition to the botanical species, there is also the Exotic Garden cave, an underground cavity and the anthropology museum.
The Paloma villa
Built at the beginning of the 20th century, this prestigious residence is the second exhibition space of the New National Museum of Monaco since its renovation in 2010. On three floors, the Villa Paloma offers 875 meters of exhibition space that opens onto ancient gardens.
The Princess Antoinette Park
This children's garden is the green lung of the Jardin Exotique district. With its hundred-year-old olive trees and bougainvillea, the Princess Antoinette Park has a hectare of land with an 18-hole mini-golf course, playgrounds for a variety of sports, and a mini-farm where youngsters can discover goats, chickens, rabbits and ducks.
The troglodyte villa
At the corner of Avenue Hector Otto and Rue Honoré Labande, on a rocky spur, an architectural curiosity is part of an environmental approach, the troglodyte villa. Carved into the prehistoric rock, this 5-story house with a surface area of 520 m2, installed a stone's throw from the Jardin Exotique, blends into the landscape. A combination of real estate ingenuity and natural materials, the troglodyte villa was designed with a view to preserving the surrounding ecosystem.
